A roof is one of the largest single items in a repair budget, and its age comes up at many viewings. The answer is rarely written on it. What you can do is narrow it down — from paperwork, from what the covering and the loft show, and from aerial photographs taken years apart.
You can rarely read a roof’s age off its covering. Narrow it down instead: roofers’ invoices and guarantees, the condition of tiles, slate or membrane, clues in the loft, and historic aerial photographs showing when the roof changed. Judge fixings and flashings separately — they usually fail before the covering, and underlay can too.
A roof is rarely one age
Most roofs are younger than the house, and many are several ages at once. Coverings get replaced, single slopes get re-roofed, and repairs mix old and new material. The US National Park Service notes that the steep slopes of mansard roofs and spires often keep their original slate long after other parts of the roof have been replaced.
There is a second reason why “how old is the roof?” is not enough on its own: the covering is rarely what fails first. For slate roofs, SPAB — the Society for the Protection of Ancient Buildings — notes that fixings and their supporting timbers usually deteriorate before the slates, and that corroding nails, known as nail sickness, can make slates slip or split. For clay tile roofs, the National Park Service notes that the tiles themselves mostly deteriorate through frost, while the roof as a system most commonly fails through the breakdown of its fastening system — and that failing flashings, valleys and gutters can also lead to failure. The slate brief adds that eaves and valleys, where water concentrates, tend to deteriorate faster than the rest of the roof.
Asking how old the roof is really means three questions: how old is the covering, how old are the fixings and underlay, and how old are the details around chimneys, valleys and eaves.
What each covering shows as it ages
Each covering ages in its own way. Slate flakes and delaminates, clay tiles spall in frost, flat-roof membranes craze, blister and open at the seams. These signs say more about remaining life than any estimate of age — and slipped slates often point to the fixings rather than to worn-out slate.

Moss is not a measure of age. SPAB notes that excessive moss is undesirable because the moisture it holds can damage roof coverings — a maintenance question that says more about shade and moisture than about years.
Documents that narrow down the date
Paper beats guesswork. Ask for roofers’ invoices, guarantees and any records of work on the roof, and for photos from earlier sales or renovations. A dated invoice for re-covering one slope tells you more than any visual estimate, and a guarantee tells you who carried out the work and what they promised.
- Invoices and guarantees. Note the date, the material and which slopes the work covered. Guarantee terms differ between products and markets, so read what is covered rather than assuming.
- Records of other work. Loft conversions, roof windows, insulation and solar panels usually leave paperwork, and the same job sometimes included new underlay or battens.
- Earlier photos. Photos from a previous sale or from the seller’s own albums can show a different covering, or the same one years younger.
Questions for the seller
- When was the roof last re-covered, completely or in part — and which slopes?
- Who did the work, and is there an invoice or a guarantee?
- Have there been leaks, and where did they show inside?
- When were the gutters, flashings and ridge last repaired?
- Was the loft converted or insulated, and was the underlay renewed at the same time?
Historic aerial photographs: bracketing the date
Aerial photographs taken years apart can bracket when a roof was re-covered. If the material or pattern changes between two flights, or roof windows or panels appear, work was probably done in between; colour alone can also shift with cleaning, coating, moss or camera settings. National and regional mapping agencies publish historic aerial photographs, several with side-by-side comparison.
Three examples show how different these archives are. In France, the IGN service “Remonter le temps” lets you compare historic aerial photographs from 1950 to 1965 and from 2000 to 2010 with current ones, free of charge. In the Netherlands, PDOK publishes national aerial photographs as open data from 2016 onwards; the 2021 set is not on PDOK. In Germany, historic aerial imagery sits with the survey office of each state — Saxony, for example, offers a comparison slider for 1965, 1975 and from 1995 onwards.
Two flights years apart give a window, not a date. Combined with an invoice or a seller’s answer, that window is often narrow enough to matter.
The method has limits. Resolution varies from year to year, and a photograph shows only the surface: a repair in the same material, new battens or new underlay under relaid tiles leaves no trace from above. Treat the result as a window of years, and combine it with the documents and the loft.
The loft: evidence from underneath
The loft shows what the covering hides. Look for water stains on rafters and boards — remembering, as SPAB notes, that a stain may sit some distance from where the water gets in — and for daylight through the covering, torn or brittle underlay, decayed battens and crumbling mortar under slates.
Two cautions help when reading what you find. A stain can be old and long dry, so ask whether a leak was repaired — and it can come from condensation in a poorly ventilated loft rather than from the roof, which the National Park Service calls a false leak. And a roof without any underlay is not automatically old or defective: whether underlay was used at all depends on the region and the period of construction. Treat it as a question for a roofer, not as a date.
What age does and does not tell you
Age gives a frame, not a verdict. According to the US National Park Service, writing in 1993 about historic American roofs, clay tile roofs generally last about 100 years and properly installed slate roofs 60 to 125 years or longer. A roof well within those ranges can still need work, and one beyond them can be sound.
The lifespan of a slate roof depends first on the slate: the National Park Service attributes its range to the type of slate, the roof’s configuration and its location, and says that its figures for individual American slate types should be used only as a general guide. For tiles, BRE reports that manufacturers typically guarantee clay and concrete tiles for 30 years and often suggest 60 years as a reasonable service life. Testing roughly 60-year-old tiles for two clients, BRE found that the vast majority still exceeded the British Standard’s minimum strength and all passed the water impermeability test — and that the tiles could keep going for several decades more.
What decides the budget is usually the proportion of damage, not the birth year. The National Park Service offers a rule of thumb for slate: if 20 per cent or more of the slates on a roof or roof slope are broken, cracked, missing or slipping, replacement is usually less expensive than individual repairs. SPAB suggests considering reslating once about one-fifth of the slates have been renewed.
